Given that you can see he's wearing a skirt in one frame of the last page, I'd say it wasn't a dream. He was wearing shorts when he went to sleep at the beginning.

It looks like he was still wearing the boxers, the coloring just makes it look like a skirt. I couldn't begin to tell you if it was a dream or not.
