Hello, long time lurker

Can anyone tell me the name of a show that

1) A ghost of some lady (matriarch) tg'ing a guy.

2) The TG happened while he was travailing on a bus

3) it was Asian

4) It was not a "lalola"

5) after "guying" up (cutting hair, wearing loose clothing, etc to look like a male), he goes to a school, and is "returned" to female form.

6) If he kisses the main girl, he turns back into a guy, only to turn into a girl after a short time

That's a manga where the owner runs an S&M business. A lot of his employees are actually guys that go through some mystical gender door that turns them into a female version of themselves. BDSM and sex ensues. In a lot of them that I've read, some of the employees decide to stay as women.
